Foreclosure Prevention

Taking Control & Avoiding Foreclosure

Mr. Edwards is a 54 year-old widower whose wife died in June of this year. His wife had no life insurance and, with the sudden loss of her $2,200 per month income, Mr. Edwards could not make the house payment on their East Nashville home.

Mr. Edwards was five months behind and foreclosure was imminent when he contacted the Woodbine Community Organization (WCO) seeking help. After a review of Mr. Edward’s situation it became clear that there was no work-out option that would allow him to keep his home. He was not eligible for the WCO rescue funds, which would not have solved his problem anyway.

Woodbine Community Organization confirmed that Mr. Edwards simply could not afford the house on his current income and advised him to sell and downsize. They also advised him to request adequate time from his mortgage company to do a preforeclosure sale and seek an experienced realtor who had done “short sales.” WCO also helped Mr. Edwards in developing a budget so that he could live within the limits of his reduced household income. The mortgage company agreed to give Mr. Edwards time to sell his home, and he was able to continue to live in the house without making payments while it was on the market. He got an experienced realtor to list it who has since obtained a contract on the house as well as a back-up contract. It looks like the house will close; Mr. Edwards will realize about $50,000, avoid foreclosure and will move to a more affordable home.

If Mr. Edwards had not sought help from Woodbine Community Organization, he would have lost all the equity in his home and experienced a foreclosure and eviction. With no savings and poor credit, he would have had extreme difficulty even finding a place to rent.
